Have you ever heard of a wolf in sheep’s clothing? That would be Amendment B. On the surface, I thought it was OK. But on a much closer look, surprise! Its not OK in my view! I’m Barb Schlinker with Your HOme Sold Guaranteed Realty Colorado and this is the Daily Real Estate Update. I am going to vote NO on Amendment B because I am a real estate broker. My business is about helping people invest in and buy and sell real estate. Real estate is often people’s largest asset. Amendment B, in my view, could eventually make property values go down!

Fact 1: Amendment B Removes the Gallagher Amendment that fixes tax rates by percentages at the state level.
Fact 2: If Freezes Property Tax rates for 4 years. Sounds good right? Wait. There is more
Fact 3: AFTER 4 Years they let the State Legislators decide where your property taxes will go. What?

You might as well give a blank check to the State Legislators in my view. They need to go back to the drawing board and get a real plan.
Home values have risen over 15% in the past year.
That alone should bring in more property tax revenue!
My research on this confusing amendment B revealed the lawyers actually think our property values will go DOWN as a result of this law!

Oh, NO! It’s Amendment B coming! Hey, guess what? I’m voting NO on Amendment B and it’s because I think it is a Wolf in sheep’s clothing and here is why… I’m Barb Schlinker with Your Home Sold Guaranteed Realty Colorado. And this is your daily real estate update! So, at first, I thought this law seemed okay, looked good on the surface, all the information I was getting seemed okay. But then I looked at the voter guide and it was really a little bit confusing and I thought, okay, well, let’s dig deeper. And here’s what I’ve found out. Fact, number 1, Amendment B repeals the Gallagher amendment, which effectively freezes property tax rates controlled by the state. Fact number 2, this new law Amendment B does freeze property taxes for 4 years. But then what? Oh fact, number 3, after the 4 years, then our state legislatures get to decide where our property taxes are going to go.

It’s like giving them a blank check and guess what? They’re going to spend it If you give them a blank check, in my view, they need to go back to the drawing board and get a real plan because they deceive me into thinking that the voters get to decide. I don’t think that’s the case here. So I vote NO on Amendment B and it’s because even the lawyers that are talking about this online are saying that it will probably cause our property values to go down. Nobody wants that! In the past year, our property values have gone up over 15%, and actually, the normal appreciation rate in this market in a normal market ranges from 5% to 7%, why would anybody want one of their largest values, property value assets to go down? It doesn’t make any sense. So I’m voting NO on Amendment B. And hopefully, if you’d like to get a little bit more information about where I got all this researched.
